About Seasonal
When you take possession of your new Brookfield home certain exterior items may not be
complete. These seasonal items include topsoil, parking pads, front walks, sod, and
exterior paint. Typically this work only occurs in Calgary between the months of May
to October and is subject to weather conditions. For efficiency, Brookfield Homes will
complete entire blocks of homes rather than in individual homes. The following outlines
our procedures for completion of seasonal items as well as our Landscape Schedule that
you will be able to view outlining estimated timelines when this work is to be completed.
Scheduling Seasonal Work
Early in the spring Brookfield Homes and its sub-contractors prepare a work schedule for
homes that were completed from late fall to early spring as well as homes requiring
one-year settlement repairs. Work cannot start until the ground frost thaws and
air temperatures remain around 10°C.
Landscape schedule
The landscape schedule is available to you on the View
Your Schedule page. This schedule tells you when your home is scheduled
for landscaping. Again these seasonal items are affected by weather conditions and
construction crew work loads.
Typical Seasonal Items Completion Order
1) Pre-Grading
Once the weather conditions allow, pre-grading is done to fill voids created by
settlement. Design grades, as designated on your plot plan, are established to assure
proper surface drainage away from your foundation. The lot needs to be clear of all
personal items or crews will need to return later when cleared.
2) Compaction
To minimize the amount of settlement occurring after the sod is installed our contractors
will surface tamp the front yards of homes that were not compacted during construction.
It is a good idea to secure delicate items inside your home such as pictures, artwork
and glassware as the vibration of the heavy equipment may cause movement of these
items.
3) Parking Pad Frame
Once pre-grading is complete our landscape contractor will install the wood frame
around the parking pad.
4) Concrete Flatwork, Sidewalks, and Sod
Concrete flatwork can only be installed after pre-grading has been completed. Concrete
work is very weather dependant and is subject to freezing temperatures and rain, either
of which could affect the quality of finish and long-term performance. Concrete work
will only be completed under the proper conditions. During the first year after
installation, it is imperative that de-icing chemicals are not used on concrete
surfaces as they may cause damage. During this stage, topsoil is hauled to your lot,
which will not be spread over the lot until concrete is complete. Pre-cast sidewalk
blocks will be installed after the topsoil is spread. Front yard sod is installed soon
after, once the grade has been inspected and registered with the city.
5) Parking Pad Gravel
The gravel for your parking pad is now delivered and spread.
6) Sod
The front yard sod is now installed.
7) Settlement
Our seasonal work program is designed to minimize settlement, although your lot
may experience some further settlement in the future. Your warranty provides you
with one settlement repair in the early summer of the year following the laying
of the sod. We recommend that you wait until as near to the end of the warranty
period to schedule a repair to allow for as much settlement as possible. We
strongly recommend you defer major landscaping until after your warranty repairs
are completed.
